  • A Seller should locate the Owner’s Title Policy that was purchased when the property was conveyed to Assist in any title issues prior to Seller’s purchase.
  • Lenders may incorrectly discharge a mortgage or not record an assignment that I can correct
  • I have experience with Writ of Attachment, Real Estate Tax Lien, Mass Health Estate Recovery and Civil Complaint execution issues which can be paid at closing or resolved prior to conveyance
  • Assistance in requirements for closing on the sale such as Title V, Smoke/CO Certification, Final Adjustments, Solar Panel Lease Transfer, and Payoffs
  • Attending the closing with Seller’s Deed & other documents and Ensuring Seller’s proceeds gets to the Seller
